Question: I have single family home (Condo) in Bronx New York, which I want to sell. It badly needs renovation regarding windows replacements and fireplace. I need to calculate the estimate of the cost that will involve in the project. All suggestions and tips are welcome. Thanks!

Answer: If you haven't done so yet, talk with a successful real estate agent who works in your area. The types of projects you mentioned are very expensive and will not provide a good short term return on investment. Unless they are in such bad shape that it would deter the home sale, I would recommend doing more cosmetic fixes instead. Painting, decluttering, changing cabinet hardware and "staging" the home to give it some decorator savvy are much better home improvement investments. New windows can run you anywhere from $5,000 to $30,000 or more, depending on the home size. I would recommend, however, that you fix the fireplace so that it is safe to use, from a good will perspective but also because any home inspector will find major problems and it could scare away a potential buyer. Relining a fireplace can cost $2,000 to $4,000, with brick repair work or other fixes running about the same. Get several estimates for any work and check out the companies carefully.
