| Answer: Start by locating a plat of survey for your lot. You should have received one when you bought it. Otherwise you can go to your local building department and they should have one. Talk with them about their requirements for fences. Typically you should be at least six inches on the inside of your property line, but some towns have restrictions on fence height and other factors. It's also wise to talk with your neighbors to let them know what you're doing, as some people get funny about fences. Good communication always helps, and sometimes neighbors offer to pay for part of it if they receive a benefit from it. |
| Answer: Be careful if you go by the "mortgage survey" provided when you purchased the land - most contain a disclaimer to the effect of " ...not intended for building purposes nor to designate property lines, no stakes have been set..." or something similar.
If this is a recently plotted area, you could approximate with the mortgage survey, then attempt to locate the "irons" - re-rod driven into the ground at the actual property corners - with a long tape measure and a good metal detector - there is an outside chance that the finish grader didn't pull these up doing his deed, and you would have to locate all irons that would be relevant to the line(s) you were interested in fencing.
If in doubt - pay the going rate - get a licensed, registered, bonded and insured land surveyor and sleep well, knowing that if a mistake is made, someone else will have to pay to correct it. Good luck! |
