| Answer: That 40 percent is way too high. I would stay clear of that contractor. Depending on the scope of your project, it is reasonable to put 10 to 15 percent down on a project. It's a good idea to ask what that fee is covering, however. You should be careful to not pay ahead of the work being done, as the contractor has no incentive to show up for work. While most are hard working and honest, there are some who are not. The contractor should have his or her own resources to cover pay for employees, subcontractors, etc., plus insurance. A reputable contractor also will have credit with suppliers, so he or she shouldn't need you to front money for basic supplies. The only exception is if you are ordering special products and the vendor requires a deposit. If so, get a receipt and give the deposit to the vendor. |
