Cost Estimate Of Attic Conversion

Question: We have searched the net and can't seem to find a range of what this might cost per square foot. We realize the cost will vary, but there has to be a range out there. We will need stairs to be built going up, it will be 36 x 16 or so, 1 big room plus a full bath. High pitch roof - 14' in the middle. 2-4 skylights are planned, but could be 2 dormers. An additional HVAC unit and electric ciruit will be needed. Any help would be greatly appreciated. Thank you!
