Home Repair: Do it Now or Do it Later?

Repair it now? Wait until later? That’s the delicate dance we do as home owners. It’s tempting to defer, but it isn’t always the best course.

Take a look at some common remodeling costs and you can see projects that fall into several categories. You might not need the new bathroom for $7,000, but the $2,000 chimney relining guards you against a chimney fire.

Home Repair Limbo

If you’re faced with home repair decisions, ask yourself:

  • How much will the home repair cost now versus later? While the hourly labor charge might not change, some repairs get bigger over time. A small leak in your roof could lead to a bigger leak and interior water damage. You could be looking at bigger remodeling costs.
  • What is the worst thing that could happen if you defer the repair? If it means your bathtub drains slowly for a year, no big deal! If it means the wiring starts a fire…
  • Is there anything you need to do immediately? Here’s how to do a temporary home repair for a leaking pipe, for example.

Among the projects that typically can’t wait are safety and water related repairs, such as:

  • Major plumbing, electrical, and roofing repairs
  • Foundation problems
  • Siding leaks that can lead to water infiltration (Follow advice from HGTV to track down this one.)

Those Big Home Repair Projects

When faced with bigger home repair fixes, get three estimates and ask each contractor for an assessment of how long you can realistically wait without it turning into a bigger problem.

Cosmetic fixes, such as peeling paint, worn cabinets, and broken floor tiles may drive you crazy, but they can wait. At the end of the day…those are the “problems” you want!

You can also think of it another way….every home has needed maintenance and repairs and THEN there are items that you would like to upgrade or remodel. Maintenance and repairs should never be deferred, while upgrades certainly can be.

My house is really old and big. Every holiday ,the cleaning work is really a torture for me. I am wondering whether i should turn to the contractor or repaired by myself. You know ,the cost is another big problem.
