Trying desperately to sell your house? You’re not alone–home sales dropped by 27.2 percent in July, prompting many sellers to fret about how to give their homes an edge over the competition. If you’re in that boat, here are a few home improvement projects to consider:

Give your exterior a makeover. While you want to be careful about over-improving as you prepare to sell, curb appeal is key to home sales. Consider these 10 tips for boosting your home value from HGTV. Then try:

  • Hiring a landscaping contractor to trim, edge, and define your pathways and flowerbeds. The professional look can put your house over the top.
  • Replacing a row of boring evergreen yews with viburnum shrubs that turn red in the fall and have a nice leaf structure. Ask a landscaping contractor for advice on what works in your climate zone to boost curb appeal.
  • Take care of exterior maintenance, such as patching the asphalt driveway, cleaning windows, and sprucing up your vinyl siding.
  • Adding landscape lighting to accent a nice tree or walkway.
  • A new mailbox, planter boxes, or brick sidewalk. Anything that says crisp, clean, and new.

Don’t forget the inside.

  • A fresh coat of paint can do wonders, whether you hire a contractor or go the DIY route.
  • Hire a professional house stager to move furniture around and give the house a fresh look.
  • Ask a friend to walk through and give an honest critique. Is there too much clutter or furniture? How is the color scheme?

Whether it’s cleaning your vinyl siding or adding a brick sidewalk, pick a home improvement project (or two!) that can set your home apart. Many of these easy home improvement projects provide a good payback on investment. No sense stewing about the home sales market when you can take some action!
